Agent's Comments
Oceanfront fixer upper! Location, location, location! One mile walk on the beach to the Avalon Pier. Ocean views all the way to the fireworks in Duck. Built and owned by the same family since 1973. The house has sand washed up under it but the Code Enforcement Officer of the Town of Kill Devil Hills says the sand under the house and six feet on either side of the cottage can be removed and placed back on the beach creating a dune in front of the cottage. This must be done off season. However, the sand can be removed from the driveway, and stairs immediately. He also says that beach nourishment is coming and that will, of course, also help the ocean frontage. The house was deemed unsuited for habitation in 2020 because the electric service/meter base needed to be replaced and a couple of missing sections of railing. I am attaching the Officer's comments pertaining to this matter in associated docs. Flood insurance quote also in associated docs. House is being sold "As Is".
